How do I request an offer for my OKC house?

Do you charge me to request an offer?

There is no charge to request or discuss an offer. You can compare it with other options and decline it.

How is a cash offer calculated?

We consider the property’s condition, relevant sales or rental potential, repairs, holding and transaction costs, risk, and a reasonable investment return. The written terms matter as much as the price.

Will I get full market value?

A direct investor offer is often below the price a fully marketed retail sale might achieve. It can offer convenience and an as-is route. Compare expected net proceeds, time, and risk before deciding.

How quickly can a house sale close?

Timing depends on review, clear title, payoffs, signing authority, any required approvals, and the agreement. Tell us your target date. We do not guarantee a universal seven-day closing.

Can I choose a later closing date?

You can propose the timing you need. Any closing and possession dates must be agreed in writing and coordinated with the closing provider.

Do I have to pay a real estate commission?

A direct purchase without a listing broker does not create a listing commission charged by us. Existing brokerage agreements may still create obligations. If you consider listing instead, compensation is negotiable.

Who pays closing costs?

The written offer should allocate closing costs. Ask for an estimated settlement statement. Mortgage payoffs, liens, taxes, and other obligations can reduce your proceeds even when a buyer pays specified closing charges.

Is the purchase price the cash I take home?

Not always. Your net proceeds depend on payoffs, liens, prorations, taxes, and agreed charges. Review the closing figures rather than assuming the offer amount is your final check.

Can I sell without doing repairs?

You can request an as-is offer without completing repairs. Disclose known issues and review the contract’s inspection and condition provisions.

Can I leave furniture or unwanted items?

Discuss what you want to leave before accepting an offer. Keep personal documents and valuables, and record any agreed cleanout obligations in writing.

Can you buy a house with tenants?

We can review occupied rentals. Provide leases, rent records, deposits, and notices. Do not assume a sale ends the lease or allows immediate eviction.

Can I sell an inherited house or a house in probate?

Possibly, once authority to sell and title requirements are established. An estate attorney and the closing provider can confirm what is needed. You may start a conversation before those issues are resolved.

Can you review a house with a mortgage or lien?

Yes, but those obligations must be addressed at closing. The provider will need verified payoff information; some situations require additional approvals or funds.

Will an offer stop foreclosure?

No. An offer request or purchase contract does not automatically pause foreclosure. Contact your servicer, an attorney, and a HUD-approved counselor promptly.

Do you buy directly or wholesale houses?

Depending on the transaction, we may purchase directly or assign a purchase contract to another buyer for a profit. The buyer’s role and applicable written disclosures should be clear before you sign.

Can I have an attorney review the offer?

Yes. Independent legal advice can help you understand the agreement, disclosures, cancellation rights, and obligations before you sign.

Can I sell while living out of state?

You can start remotely. The closing provider will confirm identity, authority, and approved signing options. We will also need authorized property access.

Can I visit your Warr Acres office?

The office is planned and the lease and suite are not yet finalized. Call first so we can arrange an appropriate meeting. Office appointments will follow confirmed opening details.
