A direct buyer and a wholesaler may play different roles
A buyer may intend to purchase and hold or renovate a property. In a wholesale transaction, a contracting buyer may intend to assign the contract or sell an interest to another buyer for a profit. Depending on the deal, our business may purchase directly or use an assignment. Ask about that role before signing.
Read the disclosures, not just the price
Oklahoma’s 2026 contract guidance describes written wholesale disclosures, a two-business-day cancellation right, and forms relating to cancellation. Missing required disclosures can have serious consequences. Use the current OREC materials and your own attorney to understand which requirements apply to your transaction; this page does not replace the required documents.
Ask about funding and contingencies
The words cash buyer do not prove the ability to close. Ask for appropriate evidence of funds, the earnest-money arrangement, inspection rights, financing conditions if any, assignment rights, and the circumstances in which the buyer can cancel. Have material promises included in the written agreement.
Keep your advisers independent
A buyer has an interest in purchasing on terms that work for the buyer. Your own attorney can explain obligations and rights, and a closing provider can address title and settlement. Take time to understand the agreement and compare other options before deciding.

Will Bill always be the final buyer?
Not necessarily. Depending on the transaction, we may buy directly or assign a purchase contract to another buyer. The role and applicable disclosures should be clear before you sign.
Does an assignment necessarily mean the seller’s price changes?
The written contract controls the seller’s price and obligations. Ask how assignment works and whether any amendment changes your terms; do not rely on assumptions.
Do I have to accept an offer immediately?
You can ask questions and obtain independent advice before signing. Once a contract is signed, obligations and any cancellation rights depend on the agreement and applicable law.
