1. Tell us what you own and what you need
Share the address, property type, condition, occupancy, and your desired timing. If there is an estate, lease, lien, or legal deadline, mention it early. You can start with a phone call or prepare an email on our contact page.
2. Review the property together
We discuss access and the information needed to evaluate the house. A walkthrough, photos, and existing reports can help establish the repair scope. You do not need to stage the home or finish projects before requesting a review.
3. Understand the written offer
Read the price, earnest money, inspection conditions, costs, assignment provisions, and closing and possession dates. Ask who will be buying and what still has to happen. Have your own adviser review the documents if you wish. Requesting an offer never requires you to accept it.
4. Complete title and closing requirements
The agreed closing provider reviews title and settlement requirements, obtains necessary payoff information, and coordinates signatures. Estate authority, liens, and other issues can affect timing. A fast target date should be grounded in what the file actually needs.
5. Transfer possession and receive proceeds
Follow the written arrangements for keys, belongings, possession, and funding. Review the settlement statement and independently verify wire instructions with a trusted contact. Ask the provider when funds will be released.
What we will not ask you to assume
A cash label does not guarantee closing. An as-is label does not erase disclosures. The offer amount is not necessarily the net amount you receive. We want those details discussed before you decide.
