Separate keepsakes from the work of selling
Before a walkthrough, identify personal documents, photographs, heirlooms, and anything you want to keep. Then tell us which furniture, appliances, or other items you would like to leave. Cleanout arrangements belong in the written agreement; you should not have to guess what is included.
A long-owned property may have repair history or additions that are not obvious from public records. Share what you know, even if you do not have every invoice. If ownership has changed through an estate, bring that issue up early so the right person can confirm authority to sell.

Your offer should answer these questions
Who is the contracting buyer? Is the purchase direct or subject to assignment? Which costs are covered, what conditions remain, and when would possession transfer? Ask for written answers and compare the proposed net proceeds with your other options.
