Put the lease and the house on the same checklist
For an occupied home, gather the signed lease, rent ledger, deposit information, and any notices. For a vacant home, describe the remaining repairs, utility status, and cleanout needs. These lead to different offer assumptions and should not be mixed together.
Discuss a realistic access plan before a walkthrough. You do not need to start another turnover simply to find out whether a sale might work. Compare the proposed proceeds with the cost of continuing to own and manage the property.

- Your preferred timing and questions about the written offer

Who is the contracting buyer? Is the purchase direct or subject to assignment? Which costs are covered, what conditions remain, and when would possession transfer? Ask for written answers and compare the proposed net proceeds with your other options.
