List the structures, included land, and any personal property you expect to remain. If someone else uses a building or part of the land, explain the arrangement. Any shared access or boundary question should be addressed through the title and contract review.
If you are downsizing, separate the items you want to keep from proposed cleanout items. Do not commit to improvements solely to prepare for our initial review. Compare the convenience of a direct sale with the potential proceeds of marketing the property.

Who is the contracting buyer? Is the purchase direct or subject to assignment? Which costs are covered, what conditions remain, and when would possession transfer? Ask for written answers and compare the proposed net proceeds with your other options.
