Give each lease its own place in a rental sale
For a home rented by room or under more than one agreement, provide each agreement and a clear rent and deposit ledger. Describe common spaces, utilities, and who is responsible for maintenance. The buyer needs the real arrangements, not simply an advertised rent total.
Do not assume the sale cancels leases or allows immediate possession. Ask your attorney or property manager how access, notices, and deposits should be handled. Compare an occupied sale with a lawful vacant sale before committing to turnover work.
What to have ready
- Exact address, parcel details, and current occupancy
- Known condition issues and records relevant to this property
- Your preferred timing and questions about the written offer
Your offer should answer these questions
Who is the contracting buyer? Is the purchase direct or subject to assignment? Which costs are covered, what conditions remain, and when would possession transfer? Ask for written answers and compare the proposed net proceeds with your other options.
You can start with a call. We review the address, condition, and timing, arrange an appropriate property visit, and discuss whether an offer makes sense. No inquiry commits you to sell.
Questions from Langston sellers
What if different occupants have separate agreements?
Disclose all agreements and occupants. The buyer and your adviser should review the obligations individually so the contract does not promise possession you cannot deliver.
